Trolley Run & Sage Creek Communities
The Trolley Run Station and Sage Creek subdivision communities span over 3,000 acres of land in Aiken, SC. Davey’s daily grounds maintenance crews ensure current and future residents can experience nature through easily accessible outdoor common spaces.
In 2008, the Fine/Deering Development Group purchased over 3,000 acres of land in Aiken, SC, to develop into master plan communities. The Sage Creek and Trolley Run Station communities are surrounded by ponds, wetlands, and conservancy lands that blend residential neighborhoods and nature, furthering the development group’s vision of creating a community that “fosters the spirit, body, and mind of its residents.”
When completed, Trolley Run will have 3,400 homes available for potential tenants while Sage Creek will have 1,800. With 500 acres of conservancy land between the two communities and a 75 acre central park that includes a ravine running through Sage Creek, residents are able to easily access natural areas for recreation.
Fine/Deering Development Group understands the importance of well-maintained and accessible outdoor spaces, and wanted to ensure their residents could enjoy the common green spaces and entryways of Trolley Run and Sage Creek. Having previous experience working with Davey in the 1980s, the development group partnered with Davey again for grounds maintenance and tree care.
Tending To The New
Davey crews began working on the properties in 2021 and are on-site daily mowing, string trimming, hard edging, picking up litter, removing weeds, trimming shrubs, and top dressing mulch on 19 acres of the land. Willow oak trees that line the main boulevards are pruned and fertilized annually.
In areas of the property slated for new construction, Davey crews install irrigation systems, vegetation, and mulch needed on-site. When new landscaping ideas are needed, Fine/Deering trusts Davey to plan and execute designs that will improve the green spaces.
“The work is all in-house, which makes the whole process smoother,” Matt Betz, assistant district manager for Davey, says. “There is one point of contact for the client, and they know that if there’s an issue, they can reach out to us.”
Making Room For Growth
The Trolley Run and Sage Creek communities are continually growing and evolving. Through clear communication and demonstrations of expertise, Davey and Fine/Deering have foraged a long-term partnership that will grow alongside the property.
